Unibail-Rodamco-Westfield required a structured leasing strategy for 1,200 build-to-rent apartments launching across phased completions. The challenge was to balance pricing, incentives and go-to-market timing to attract residents while maintaining leasing momentum and minimising voids throughout a complex lease-up programme.
Conductor CX put the future resident at the centre of the brief. We developed a data-led leasing strategy supported by a financial model - guiding pricing, launch sequencing and marketing decisions - enabling the team to adapt as real-time performance data emerged during lease-up.
The scheme achieved 90% occupancy following completion, with faster lease-up rates and reduced void periods across the phased launch. Grounding every commercial decision in a genuine understanding of the resident gave the client the evidence base to move with confidence at scale.
